PROPERTY SUBDIVISION. To determine if a property is sub-dividable requires experience and research. Not all properties are sub-dividable or ready for sub-division. The what, where, when and how will need to be determined so that you will be ready to select the right course of action and be profitable. BOUNDARY ISSUES Concern lot lines, sensitive areas, land use, wet lands, lot line disputes or lot line adjustment. Boundary issues can affect the value of property so it is always good to get them resolved before you try to sell or buy a property. HISTORICAL RESEARCH He has the valued ability to locate historical information that may concern your property. Such things as old forgotten roads can make a property sub-dividable. Old maps can show buildings, wells and other important features use full in a legal determination. Wouldn’t it be fun to see a picture of your home taken when it was built or in 1933 when the tax assessor started taking photographs of houses and see what the value was then. DEVELOPMENT AND RELATED STUDIES. By doing research he can help you determine if you and your property are ready for the development processes and the studies that may be required. Studies might include wetlands, seismic, sensitive, drainage, access and marketing. Knowing the right people will make a difference here too. RESEARCH FOR LEGAL DISPUTES includes the gathering of factual information for your attorney. Possibly making a written report. INVESTMENT COUNSELING Takes into account your needs and abilities to come up with a viable plan to assist you in reaching your goals. As your needs change so will your style and type of investments.
