How much can I afford? This is a tough question. There are several factors that need to be covered during your first buying interview. Most importantly I can make arrangements for you to have a private interview with a lender so that you can discuss your financial situation and from that interview you will be able to determine your best course of action and how much you can afford.   The lender will give you a “Pre-qualification Letter”. With this letter you will know what your qualified home purchase price range is and you are will be ready to make an offer. (If you do not have a lender in mind, I do have one available in the office that can get your “Pre-qualification Letter" quickly)  Back

How do I find the right property? During our first interview we will discuss the parameters of your search. I will search through over 5000 properties listed on the on-line multiple properties listing service for those properties that best meet your needs. I will make the appointments to show these select properties and help you choose the right one for you and your family.    Back

How to be a smart buyer. You want to be prepared for that big decision. You will need to be comfortable with the process and not be distracted while investigating properties, so lets leave the kids with a sitter. We can always show them their new home after we have a firm and accepted offer. Otherwise they tend to be bored and restless with the adventure. And it might take several offers before we get one accepted. This can be very disappointing for the children.      Back

We have decided where do we go from here? Once you have decided on that property that best fits your needs then its back to the office to put down on paper the terms and conditions that work for you. We will prepare the offer so that the seller will be comfortable selling to you and yet try to obtain the best possible terms.  I will present the written offer to the seller or the seller’s agent.     Back

What do we do next? We wait for an answer. I will keep you informed as to the status of the transaction regularly. Once we know we have an accepted deal than I help you through the other aspects of buying a home, like the inspections, showing the kids and making the appointment to sign closing papers. And it is very important that you DO NOT rush out to buy that new car or make any other long term financial obligation until AFTER you sign closing papers.
